1235 Washington Avenue for lease at $70k/month

Here's our Copa Room answer davenavarro...
Mansion nightclub’s former space on Washington Avenue in South Beach is on the market for lease at $70,000 a month or $840,000 a year, The Real Deal has learned.

John Brandt’s family has owned the building at 1225-1265 Washington Avenue since the 1950s, and this is the first time it is available for lease since 1984 because operators have always traded the lease to successive operators, he said. The space was most recently Copa Room, which moved out June 1. Before that, it was Icon, and previously, Mansion, Glam Slam — owned by Prince — and Club Z. Early on, it also home to a French casino and a vaudeville theater.

Thanks Wayne. I knew that opening up the Copa Room was a horrible idea. I wonder exactly how many months they were open for.

Not sure about Copa's longevity, but I take it as a really BAD sign for South Beach nightlife that the Brandt's have to advertise for a new operator in that space.

I imagine that the City would like nothing better than to have a big hotel developer take over the entire block and be done with that club space once and for all.

I think that Mansion, and Icon closing was a sign that the days of the mega clubs on South Beach are over. The only club that I can think of on South Beach that is doing well is Story. The big, well known clubs on the beach (Set, Cameo, and Mansion) are history. I've also heard people say that there has been a shift when it comes to nightlife. That people nowadays prefer to go to a bar/restaurant, or a lounge instead of to an upscale mega club. I think that a club can be successful in the old Mansion/Icon location, but not with an idea as stupid as the Copa Room was.

Isn't the interior of that building landmarked as well as the exterior making it practically impossible to use as anything other than a nightclub?

It will be interesting to see what idiot thinks he can make a go of that space next.

Will probably be some damned fool from NYC, Vegas or L.A. who thinks he is going to teach the locals how nightlife is done. Fucking idiots.

There is always some damn fool in NYC who thinks he can come down here and wipe the floor with the locals. They always lose their money and go home in complete shame,

Oh yeah, I forgot to mention I went by there a couple weeks ago on a Saturday night at a time they would for sure be open, and they were closed.

$70K per month actually sounds pretty doable, and you could probably chew them down a bit more. I wonder if they would actually sell it.

I don't know Kamen. Weren't the guys behind Copa Room and Icon locals? How did them being locals help them out?
